1. Cabinetry (30-40% of most budgets)
The single biggest lever. Stock cabinets to fully custom millwork can swing an identical layout by $15,000 to $40,000+. Semi-custom is the value sweet spot for most Ontario kitchens: custom sizes where the room demands them, catalogue boxes where it doesn't. Lead time is the other cost: cabinets drive the schedule, which is why we order before demolition, per our kitchen process.
2. Layout changes (the silent multiplier)
Keeping sinks, stoves and walls where they are is the cheapest decision available. Moving plumbing runs, relocating gas, or removing a load-bearing wall each adds trades, permits, engineering and inspection. A moved wall can add $10,000 to $30,000 before a single finish upgrades.
3. Counters ($3,000 to $12,000+)
Laminate to quartz to natural stone, driven by material and edge detail. Quartz dominates Ontario mid-range kitchens for durability per dollar.
4. Appliances (whatever you let them be)
$4,000 replaces a suite; $30,000 buys a panel-ready fantasy. Decide the tier before design, because appliance dimensions drive cabinet layout.
5. The sneaky items
- Electrical upgrades: older Brantford homes often need panel or circuit work to meet code for modern kitchen loads (ESA-licensed scope)
- Proper ventilation: actually ducting the range hood outside
- Flooring continuation: the kitchen floor that has to flow into the hall
- Drywall and ceiling repair after old soffits come down
