Geography sets the rules here
Stoney Creek holds one of the two ancient re-entrant valleys carved into the escarpment (the Dundas Valley is the other), which puts escarpment-edge lots under potential Niagara Escarpment development control and puts the creek corridors under Hamilton Conservation Authority regulation. Down at the water, the Hamilton Beach heritage district (57 properties, By-law 00-135) protects the lakefront strip's distinctive stock. Between the brow and the beach lies the volume: postwar streets and the newer subdivisions that absorbed decades of the city's growth.

What the housing stock asks for
Newer Stoney Creek homes are prime first-renovation territory: builder-basic basements ready for proper finishing, including legal secondary suites under Hamilton's additional-dwelling-unit zoning with the City incentive worth up to $40,000, kitchen upgrades, and additions. The older pockets carry the usual pre-1960 checklist, catalogued in the older-home hazards guide. Permits and process
One Building Division serves all of Hamilton, with a Municipal Service Centre at 777 Highway 8 for Stoney Creek; applications run through the my.hamilton.ca POSSE portal, detailed in the permit guide.
