Two very different housing stocks, one town

Paris holds Canada's largest concentration of 1830s-1850s cobblestone buildings alongside a Victorian brick downtown and the hill's grand century homes, and then, a five-minute drive south and west, subdivisions built in the last twenty years. The renovation conversations couldn't be more different: lime-mortar masonry, plaster and heritage sensitivity on one side; builder-basic finishes ready for real kitchens and finished basements on the other. The Paris wrinkle: two rivers

Paris sits at the confluence of the Grand and Nith. Properties near either river can fall inside Grand River Conservation Authority regulated areas, which means GRCA permission alongside the building permit for additions, structural work and sometimes even grading near the floodplain. Downtown's flood history makes basement projects near the rivers approval-sensitive; we check the GRCA mapping before we quote, not after you've fallen for a design.

Permits in Paris

Paris is County of Brant, not Brantford: applications go through the county's Building Division via Cloudpermit, the process we walk through in the County of Brant permit guide. Heritage-designated properties add a county heritage-permit layer for exterior alterations.
